We inspect accessible foundation and early structural work at the earliest practical milestone, ideally before relevant components are poured, backfilled, or covered. Timing depends on the construction type and your builder’s schedule. If construction is already underway, we agree on the earliest available stage and document what can still be seen.
Once the home is dried-in and framing, plumbing, electrical, and HVAC rough-ins are substantially installed, we evaluate visible work before insulation and drywall conceal it. This is an important opportunity to document concerns while components remain accessible.
When the home is substantially complete and permanent utilities are on, we inspect the accessible completed home and operate installed systems using normal controls. Schedule this visit before your final builder walkthrough or closing when possible, with time to review the report.
You do not need to be in North Idaho for every inspection. A separate digital report after each phase provides written observations, photos, and recommendations you can review remotely and share with your builder. You gain a record of the visible conditions at each inspected stage and specific questions to bring to your project team.
This is an independent visual inspection at scheduled milestones, not continuous site monitoring or construction management. It complements required municipal inspections and does not replace your builder’s responsibilities.

Already moved in? A separately booked 11-month warranty inspection helps document visible concerns before your builder warranty deadline. Schedule with enough time to review the report and submit concerns according to your warranty terms. This service is separate from the three-phase package.
